The Intelligent REIT Investor: How to Build Wealth with Real Estate Investment Trusts

Stephanie Krewson-Kelly - 2016
Later this year, the REIT industry will experience a watershed event when Standard & Poors creates a new Global Industry Classification Standard (GICS) sector called Real Estate. On September 1st, publicly traded equity REITs will be removed from Financials, where they have been classified since their creation in 1960, and begin trading as their own S&P Sector. This separation from banks and financial institutions already is attracting new investors, but REITs require an industry-specific knowledge that is neither intuitive or readily accessible to newcomers—until now. Using straightforward language and simple example to illustrate important concepts, this book will enable any reader to quickly learn and understand the lexicon and valuation techniques used in REIT investing, providing a wealth of practical resources that streamline the learning process. The discussion explains terminology, metrics, and other key points, while examples illustrate the calculations used to evaluate opportunities. A comprehensive list of publicly-traded REITs provides key reference, giving you access to an important resource most investors and stockbrokers lack. REITs are companies that own or finance commercial rental properties, such as malls and apartment buildings. Despite historically high total returns relative to other investments, such as the Nasdaq or S&P 500 index, most investors are unfamiliar with the REIT industry, and wary of investing without adequate background. This book gets you up to speed on the essentials of REIT investing so you can make more informed—and profitable—decisions. Understand REITs processes, mechanisms, and industry Calculate key metrics to identify suitable companies Access historical performance tables and industry-specific terminology Identify publicly-traded REITs quickly and easily REITs have consistently outperformed many more widely known investments. Over the past 15-year period, for example, REITs returned an average of 11% per year, better than all other asset classes. Since 2009, REITs have enjoyed positive returns; large cap stocks and cash are the only other classes that paralleled that record. Even in 2015, a 'year of fear' related to rising rates, REITs returned 2.4%, beating most all other asset classes. REITs have a long history (over fifty years) of performance, and are about to enter the big leagues. If you feel like you've been missing out, don't keep missing out. Prepare yourself, and your portfolio, to benefit from the demand for REITs that will follow the creation of a Real Estate GICS sector. The Intelligent REIT Investor gives you the information you need to invest wisely and manage your real estate risk effectively. By maintaining a tactical exposure in the brick and mortar asset class, investors should benefit from the information contained in The Intelligent REIT Investor. Join the REIT world and look forward to owning stocks that will help you to sleep well at night.

Investing in Real Estate Private Equity: An Insider’s Guide to Real Estate Partnerships, Funds, Joint Ventures & Crowdfunding

Sean Cook - 2016
The passive investment strategies for wealth building and income generation described in this book have traditionally been used by some of the world’s most sophisticated institutional investors, but are now available to nearly everyone thanks to recent regulatory changes. This handbook will guide you through the process of building your own diversified real estate portfolio by identifying and making investments with established and experienced private real estate operators. This is NOT another get-rich-quick real estate fix & flip scheme. You will NOT be encouraged to sign up for conferences or clubs to learn a no-money-down investment strategy. This IS a practical guide meant to help you avoid common mistakes and navigate more skillfully through an often byzantine industry. You will learn: - What a private real estate investment is; the mechanics of syndicates, funds, and crowdfunding - Fundamentals of basic real estate evaluation - How to evaluate operators and investments - Fees, incentives, and other loads - Common terms and structures - Strategies to evaluate and manage risk - How to create and execute a personalized investment strategy Most people underestimate the time requirements, complexity, risk, and general brain damage involved with buying real estate directly. Thankfully, private real estate investments provide most of the same benefits as direct ownership, while taking advantage of established real estate companies’ years of experience, market knowledge, industry reputation, negotiating leverage, and expertise. Even better, they allow investors to diversify their investment allocation across a range of real estate product types (multifamily, retail, office, self-storage, etc.) and throughout the capital stack (equity, debt, mezzanine, and preferred equity), all while working with specialists in each strategy. Written by an experienced practitioner with over $3 billion in transactional experience, this book challenges conventional wisdom and provides an inside look into how the industry actually works. Using the practical tips and strategies found here, you can build your own unique real estate portfolio, manage risk, avoid common mistakes, hopefully make money, and perhaps even have some fun along the way.

Investing for Beginners: A Short Read on the Basics of Investing and Dividends (investing 101, Investing for Dummies, Money, Power, Elon Musk, Tony Robbins, Entrepreneur, Banking Book 4)

James Moore - 2018
But, actually, this isn't the case at all. In fact, these super-rich individuals realize that their money needs to work for them and so they learn how to take what are known as "calculated" risks. The super-rich are definitely not psychics, nor do they have a "magic" secret that they hold close to their own kind. In fact, their real secret lies in the fact that they know what simple investing mistakes should be avoided. And, in truth, these mistakes are common knowledge, even among those investors who are not particularly wealthy at all. Investing properly is a guided, purposeful tool for building and adding to wealth, but it is not only for the rich. Actually, anyone can get started quite easily, and there are multiple avenues that make it easy to begin, with small amounts to start up a portfolio. Additionally, what differentiates using investment (as opposed to gambling) is that it takes a period of time for the "magic" to happen. Therefore, it is not a get-rich-quick scheme, at all. I want us to be clear on that point from the get-go. By the end of this book, you'll have a great understanding of what investing is, and you will know how the magic of compounding works too. We'll take a look at other options that you might find useful, so then you'll have the knowledge you need before you get started with your own investing. Again, thank you for joining me here; it's my pleasure to guide you through this important information. I believe that knowledge is power, and I hope that you'll feel more comfortable once you get the real gist of how it all works, and how it can work really well for you.

alchemy of Money: THINK RICH INITIATIVES

Anand S - 2016
It is important for every person to save for one’s retirement as one can expect to live for twenty years after one retires as life expectancy of an Indian is going up steadily due to lower infant mortality and better medical care. There is a complete absence of social security safety net for most Indians today, even for those working in Government sector, there is no inflation adjusted pension available anymore. I have tried to simplify the advantages and disadvantages involved in investing your savings in various asset classes. I have deliberately left out two of the most popular forms of investment among middle class Indians 1) Life insurance 2) Real estate Let us consider life insurance first most of us confuse insurance as an instrument of savings, it is not. We have this wrong view because of the tax breaks given to income tax assesses by the Central Government. Insurance is a product that mitigates risk and is sold by the rich to the middle class and is always skewed in the favour of the insurer rather than the insured. A substantial portion of the total money invested by you goes towards paying agent’s commission and premium for insuring you for the risk of mortality. The balance left out is invested in government securities and other securities. Hence the amount of money invested out of the total premium paid is less than half paid by the insurer. The return on money invested by the policy holder is less than half of the money he would have earned either in bonds or fixed deposits. A person who needs insurance is a person whose family will need support in the event of his untimely death. Alternately insurance is required for a person who has debt in form of mortgage and does not want to burden his family in the event of his passing. The product which covers these risks is called term insurance. One should not buy insurance to avoid taxes as there is better tax saving tools available. Real estate is also considered as a good investment by several retail investors but nothing can be further from the truth. Nobody makes money by buying plots in the middle of nowhere. The easy availability of mortgages from the nineties and the tax breaks given by the Central Government on housing loans has created an unparalleled boom in the residential market. There is now a painful correction process under way in that sector. The price of land is reflexively connected to availability of money. The lower the cost of money, greater the returns in real estate. Buying plots in the middle of nowhere is similar to buying lottery tickets as investment. Land cannot be liquidated immediately into cash at a short notice to meet urgent requirements. Cost of maintenance and protection of real estate from illegal occupation is prohibitive and time consuming. Verification of title deeds to the property is a complex process and needs sound legal advice. You should have a house to live and another to collect rent as rent is equivalent of inflation adjusted pension. The return on investment generated in the three different asset classes over 25 years would be in the following order 1) Equities 2) Gold and finally 3) Debt instruments. I enjoyed writing this book as a companion volume to my first book. It is my fond hope that you enjoy reading this book.
